Pinkard Construction Company performed a phased, 130,000 sf renovation and a 5,000 square-foot addition to CSU’s Morgan Library in Fort Collins. Key renovation components included selective gut and remodels on all four floors, major mechanical upgrades and retrofits, and a complicated main stairwell reconfiguration. The addition portion of the work created a study “cube” at the library’s main entrance. The cube is glass, steel, and architectural exposed structural concrete, and is connected to the main entrance via an enclosed walkway.
CSU hired Pinkard to work with the architect during programming to assist with pricing and budget, and to help identify the best ways for CSU to incorporate their massive “wish list” into their budget. By bringing Pinkard in early, CSU mitigated some of the complications of the compressed design schedule, allowing Pinkard to provide greatly enhanced, targeted pricing, and very accurate estimates. Pinkard also got a great jump on planning the schedule, sequencing, and locking in pricing for materials and equipment.
Once into construction, Pinkard worked closely with CSU library staff and facilities to relocate 32 miles of books and provide for student safety while working in a fully occupied environment. To accommodate owner scope additions and overcome unforeseen conditions, Pinkard modified the construction plan from four phases to 12. By breaking the project into 12 distinct phases, Pinkard was able to squeeze more crews into available library space without disrupting library operations.
