The Clermont Park project was a five-phased, renovation/ addition to a fully occupied retirement community stretching over five years, encompassing over 220,000 sf of new and renovation construction, along with massive site utilities and infrastructure reconfiguration.
Construction included independent and assisted living; memory care and skilled nursing; a new town center with dining, gift shop, medical suites, and new commercial kitchen; several warming kitchens and dining facilities.
Site and infrastructure included extensive stormwater quality features, including porous landscape detention and construction of a 76,800 cubic foot underground stormwater detention vault below the main access road into the property.
Major challenges included maintaining an expeditious construction schedule while tending to the needs of this fully occupied fragile, elderly community of 250 residents, and minimizing disruptions despite massive unforeseen conditions and major ground-up construction conducted directly outside residents’ front doors. During new kitchen construction and change over, Pinkard worked with client Christian Living Communities to set up a fully functioning temporary kitchen to allow the facility to serve three meals per day every day for 30 weeks.
To ensure tight adherance to schedule, Pinkard worked closely with the Colorado Department of Public Health and Environment to keep CDPHE inspectors constantly apprised of upcoming inspection issues, thereby minimizing or eliminating inspection-day surprises.
For the Phase I and II assisted living/skilled nursing conversion, Pinkard was awarded a first place National Excellence in Construction Eagle award for excellence in overcoming major unforeseen conditions while attending to the needs of the elderly population.
